Mismayola or Conchas Chinas

Planning our first trip to Puerto Vallarta. We are tossed between 2 villas. One villa located in Mismayola steps away from Los Muertos Beach and the other steps away from Conchas Chinas beach. Both overlook mountains. Which area would be closer to where all the night life, shops and restaurants? I assume this is downtown that I am refferring to? Any information on both locations would be greatly appreciated.

As jenny pointed out mismaloya is far from the fun ,so if your looking for a place to be on your own at night thats it ,near the pier would be my best suggestion if you like good eats and somewhere to have a drink.
